Estimated Taxes for Landlords: 2026 Due Dates and How Much to Pay
When you have a W-2 job, taxes come out of every paycheck. Rental income doesn't work that way. If your rental makes money, nobody is withholding tax on it, and the IRS expects you to pay as you go.
Do you need to pay?
Generally, if you expect to owe at least $1,000 when you file after subtracting withholding and credits, you should make estimated payments. Many landlords with a day job just raise their withholding at work instead, which also counts.
2026 due dates
| Payment | Due |
|---|---|
| 1 | April 15, 2026 |
| 2 | June 15, 2026 |
| 3 | September 15, 2026 |
| 4 | January 15, 2027 |
Notice they aren't evenly spaced. The second payment is only two months after the first. If a date falls on a weekend or holiday, it moves to the next business day.
You can skip the January payment if you file your 2026 return by February 1, 2027 and pay the full balance then.
How much: the safe harbor
To avoid an underpayment penalty, pay at least the smaller of:
- 90% of your 2026 tax, or
- 100% of your 2025 tax (110% if your 2025 adjusted gross income was over $150,000, or $75,000 married filing separately).
The second option is the easy one. Take last year's total tax, multiply by 100% or 110%, subtract what's being withheld and split the rest across the four dates.
Remember depreciation
A rental that brings in cash can still show little or no taxable profit once you subtract expenses and depreciation. Run the numbers before you assume you owe a lot.
